Since the late 1990s, a modern residential neighborhood has been developing here right on the river and in close proximity to downtown. To the north and south of it are residential neighborhoods with buildings from the 19th and early 20th centuries, interspersed with postwar structures.
The district extends as a more or less wide, elongated strip along the right bank of the river. To the south, it merges into the Fulda-Aue recreation and leisure area; here—in the middle of the city—there are several fields, nurseries, and large allotment garden complexes. To the north, beyond the harbor, the landscape is similar; at the city boundary with the neighboring municipality of Niestetal-Sandershausen, there are also fields and the Fulda floodplains. East of the residential neighborhoods, there are also commercial areas that merge with those of the neighboring industrial site of Bettenhausen.
